Interview with Mr. Sunil Goel, Founder and Managing Director, Numax Realcon Pvt Ltd and Mr Chaitanya Goel, Director, Numax by Yogesh Sood, India Empire’s Business and Diplomatic Editor

Your early career with OMAXE saw pioneering projects across India. How did those experiences prepare you for launching Numax?

My time with OMAXE gave me invaluable exposure to integrated projects across many cities. Delivering over 100 million square feet taught me the importance of vision, execution discipline, and building trust—values I carried into Numax.

What inspired the decision to make Muzaffarnagar the site of Numax’s flagship township?

Muzaffarnagar lies strategically on the Delhi–Dehradun Expressway. It offers excellent connectivity and strong growth potential. We saw an opportunity to create a self-sustained township that would elevate lifestyles and stimulate the regional economy.

Numax City involves a planned investment of around ?1,000 crore. How are you structuring its phases and financing?

The investment is phased, aligned with milestones. Funding comes from promoter equity, institutional support, and RERA-compliant customer advances. Synchronising finance and delivery ensures buyers receive timely possession.

PLAYMAX, the sports and lifestyle hub, is central to the township. How will it shape community life?

PLAYMAX is designed as a lifestyle centre, with sports, wellness, and social spaces. It will be a vibrant hub for recreation and bonding, ensuring families experience holistic living, not just housing.

How do you balance large-scale township development with sustainability?

Sustainability is integral to our planning. We are incorporating rainwater harvesting, renewable energy, and landscaped green zones. Our goal is to balance growth with long-term ecological responsibility.

For NRIs, transparency is vital. How are you engaging the diaspora?

We ensure transparency through RERA compliance, escrow-backed transactions, and regular updates. We are also building digital walkthroughs and NRI help desks to make engagement smooth.

What role does real estate play in India’s diaspora engagement?

Real estate connects emotion with economics. When NRIs invest in projects like Numax City, they strengthen ties with their homeland. This supports economic growth and reinforces cultural bonds, aligning with India’s wider diplomatic outreach.

With a career spanning more than three decades, what values guide your leadership style today?

Integrity, innovation, and community remain my guiding principles. Trust is the foundation of real estate, and every decision at Numax is made with customers’ long-term interests in mind.

Could you share your vision for the proposed township in Gwalior, and how it builds on the Muzaffarnagar experience?

Numax Royal Empire in Gwalior is a 170-acre integrated township inspired by our Muzaffarnagar success. Designed as a self-sustaining community, it will feature residential units, a school, hospital, clubhouses, and commercial hubs, along with expansive green spaces and an 18-hole golf course. With sustainability at its core and Gwalior’s heritage and growing connectivity as its backdrop, the project aims to transform the city into a modern yet culturally anchored urban hub.

Ultimately, how do you define success for Numax Realcon—beyond financial returns?

Success is measured by the trust of our customers and the vibrancy of the communities we build. If families feel secure, connected, and proud to call our townships home, that is our true legacy. Beyond homes, we want to generate employment, improve infrastructure, and foster sustainable urbanisation. When residents, the local economy, and society all benefit, that is when we have truly succeeded.
