Beyond Four Walls

After creating one of North India’s largest affordable housing platforms, Parveen Aggarwal is now reimagining real estate through branded residences, wellness communities and senior living, with a focus on a better way of life.

Till 2019, Parveen Aggarwal had already helped reshape a significant part of North India’s affordable housing market. As cofounder and vice chairman of Signature Global Group, he hadspent almost a decade building a platform across Gurugram and the wider NCR that brought housing within reach for thousands of LIG and MIG families. Eleven projects and roughly 6.24 million square feet had been launched and developed by the time he exited the company that year.

It would have been natural to repeat the formula at a larger scale. Instead, he chose to rethink the product itself: once a family has the keys, what makes the years that follow better?

That question now sits at the heart of Signature Sattva Group. The focus has moved towards the premium market, with branded residences at its centre, but the proposition reaches beyond square footage, specifications and location. For Mr. Aggarwal, a home must ultimately be measured by the quality of life it enables.

“For years, we sold square feet. Now the experience of living there matters more, the culture, the community, the way people are cared for.”

Branded residences are the clearest expression of this philosophy. Traditionally associated with luxury names and hospitality-led experiences, the category, he believes, has space to evolve in India. The brand should be experienced not merely on the façade, but in the way residents are cared for, buildings are managed, wellness is integrated and standards are maintained over time.

In Gurugram, Signature Sattva is developing a branded-residences programme built around hospitality standards, wellness infrastructure and design considered from the outset. The ambition is not simply to offer a more expensive home, but a more considered way of living.

At Peacock County, the 27-acre integrated township in Alwar, that philosophy becomes part of everyday life. Yoga and meditation, sattvik food, Ayurveda, landscaped greens and a dedicated approach to senior living and care bring wellness into the fabric of the community.

The idea of senior living is particularly revealing. Mr. Aggarwal believes such residences should not be treated as a compromise, but as homes people would be happy to choose for themselves.

His wider interests reinforce this long-term perspective. He has served on the APEX board of the Art of Living Foundation in Delhi NCR since 2018 and is a trustee of the Navkalp Foundation. He also remains Chairman of the Multiplex Group, a financial services conglomerate spanning broking, an RBI-licensed NBFC and real-estate advisory.

The thread connecting these ventures is a belief in long-term value. Having spent one chapter making housing work at scale, Parveen Aggarwal is now concentrating on what comes after the transaction. Branded residences, wellness and senior living may occupy different segments, but they answer the same fundamental question: can the place someone buys make the years they spend there better?
