From Land Aggregator to Urban Creator

Established formally in the late 1990s, Bedarwal Group’s early focus was land aggregation and procurement—the quiet, difficult work that unlocks real estate potential. By assembling viable land parcels and coordinating with stakeholders, the Group enabled large developers to plan and invest with confidence.

This facilitative role paved the way for new hubs such as Kundli, Sonipat and Panipat to enter the mainstream as parts of the greater NCR. Developers like Ansal, Omaxe, and TDI followed, and Bedarwal Group became recognized as a catalyst for regional urbanisation. Over time the Group broadened its footprint to include Gurugram, Yamuna Nagar, Mahendergarh, Sonipat, Panipat, Kaithal, Ambala, Palwal, and Patudi—covering residential, commercial and hospitality projects—each designed with a long-term value lens.

The Bedarwal Philosophy — “Assets for Life”

At the heart of Bedarwal Group is the philosophy “Assets for Life”. More than a marketing line, it’s a design principle: properties should be resilient to cycles, useful to families across decades, and integrated with necessary social infrastructure.

Each project begins with exhaustive feasibility checks—legal diligence, infrastructure timelines, demand analysis and community planning. The Group emphasises sustainable design, usable public spaces, and infrastructure that anticipates future needs rather than merely meeting present demand.

“Our philosophy extends beyond balance sheets—we focus on creating long-lasting value, or what we call ‘Assets for Life’. This is achieved through foresight, conviction, and a strong customer focus,” Mr Bedarwal explains.

Defining Projects and Signature Developments

Among the Group’s most notable undertakings is 63 Golf Drive in Sector 63A, Gurugram—delivered under Sunrise Heights Pvt Ltd (a Bedarwal affiliate) in 2016 under the Haryana Affordable Housing Scheme. Despite facing severe payment defaults from nearly two-thirds of allottees, the project was completed using internal resources; more than 700 families have taken possession and the development is now a thriving community with landscaped open spaces and construction standards that rival higher-end offerings.

“Even when faced with financial hurdles, we never halted construction. We owed it to the homebuyers to complete their dream homes,” says Mr Bedarwal.

Other projects include integrated townships and planned communities across Yamuna Nagar, Panipat, Mahendergarh and Kaithal—each conceived as part of a broader regional strategy to decentralise high-quality housing provision.

Pipeline and Future Projects

Bedarwal Group’s pipeline reflects scale and strategic intent:

Yamuna Nagar Integrated Township (100 acres) — a self-contained ecosystem of villas, retail and plotted development.

Panipat Township (100 acres) — high-rise residential clusters and a commercial mall.

Midland Park, Panipat — premium residential spread across 6.6 acres.

Bedarwal City, Mahendergarh — the town’s first integrated residential enclave.

Luxury Project, Gurugram — an exclusive address in advanced planning.

Corporate Centre, South Delhi — premium office/retail near the airport.

Wellness & Spa Resort near Khajuraho — a high-end retreat combining wellness tourism and architectural finesse.

Bedarwal City, Kaithal — first planned township in Kaithal.
