A Journey Rooted in Vision
Few stories in India’s property sector so seamlessly combine foresight, courage, and long-term conviction as that of Sushil Bedarwal. His company, Bedarwal Group, has not only anticipated urban growth patterns but has helped shape them—transforming towns into thriving investment destinations and expanding the very definition of real estate development in North India.
Mr Bedarwal’s real estate journey began in 1998, when at just 18 years of age he recognised the vast potential of Haryana’s northern corridor—especially Kundli, along National Highway 1. Where many saw farmland, he saw the seeds of future townships, transport links and residential demand. That early clarity set him apart.
With uncommon initiative for his age, he persuaded veteran Delhi developer Mr Sushil Ansal to develop a project in Kundli. Beyond recommending the location, he helped procure land for the venture and launched what would become his signature B2B model—assisting prominent developers, including TDI and others, to enter these emerging markets. This B2B beginning established Bedarwal’s reputation as a credible facilitator and market-maker.

From Kundli the Group expanded north to Ambala, and then deliberately spread east, west and south across Haryana—moving into places that were overlooked at the time but later became integral to the NCR expansion. As his experience grew, Mr Bedarwal made a strategic pivot: moving from B2B facilitation into B2C development—launching his own projects and townships for end users. That shift from supporting others to creating for families marks the defining arc of his career.
